The 8 Coonawarra Drive pad was first listed with a $1.25m-$1.35m price guide, selling at auction for a huge $1.26m.

Three bidders fought for the keys, before it sold to a family who saw the home for the first time at its open inspection that morning.

Sold By Auctions director and auctioneer Andy Reid had the listing, who said that “good family homes that don’t need a trip to Bunnings are still being competed for”.

“Anything requiring work will vary in success depending on how they’re presented by agents and priced by vendors, and development stock is a tough ask but not impossible if the location is A1,” Mr Reid added.

The sale comes as PropTrack recorded a preliminary clearance rate of 61 per cent from 290 reported results on Saturday.

In Balwyn North, a five-bedroom pad scored a whopping $129,000 premium at its midday auction.

The 153 Maud St auction was popular with onlookers, with about 100 people attending.

With limited parking on the street due to its popularity, the auction was paused halfway through to help a senior woman driving by make a three-point turn — with the crowd erupting in applause as she drove away.

38 Frederick St, Balwyn, also notched a top result at auction.

The stylish home features five bedrooms and a swimming pool.

Bidding kicked off at $2.5m, before it was called on the market at $2.64m.

A young family looking to upsize placed the winning $2.769m bid.

Nearby in Balwyn, another five-bedroom home notched a mega $3.3m sale under the hammer.

Three active bidders attended the on-site auction for 38 Frederick St, with a young couple looking to start a family winning the keys.

Ray White Balwyn agent Tony Chen had the listing, which initially had a $3m-$3.3m price tag.
